Window Replacement Requirements

Process for Approval

 The HOA Board will need to provide you with an approval letter for replacement windows. Please provide   these details for our review. Once we know that your project meets these requirements, we can provide an approval letter.


Requirements:

  • New windows must be unchanged in type, size, shape, and color from what is there currently.
  • For example, casement windows are not allowed as they violate fire codes. 
  • Windows & slider exterior color has to match, as closely as possible, the current exterior color from the original build.  Dark Bronze is typically the color.
  • There can be no change in the building's structural framing, plumbing, or electrical. A licensed contractor will need to do the work.
  • Building permits must be arranged with the City building dept.


Be Prepared

Any and all siding, substrate , framing , structural, insulation, etc. needed for the replacement is homeowner responsibility.  Any and all repairs required in these areas are homeowner responsibility. Contractors have discovered rotten wood during the course of previous installations.
